Affordable Housing Prices to Rise October 1: Kenyans Have 14 Days to Apply at Current Rates
Kenyans seeking homes under the Affordable Housing Programme have 14 days to apply after the government announced plans to raise prices beginning next month.
The State Department for Housing and Urban Development on Tuesday, 15 September 2026, said the government will increase housing unit prices effective 1 October 2026.
“The prices for housing units under the Affordable Housing Programme shall be reviewed effective October 1, 2026. Apply for your unit now to enjoy the early bird prices,” the notice read.
This means applicants who secure units before the October 1 review will benefit from the current prices, although the government has not disclosed the new prices that will take effect.
Current Housing Prices
Under the current pricing structure:
Social Housing Units
- One-room unit: Ksh640,000
- Two-room unit: Ksh960,000
- Three-room unit: Ksh1.28 million
Affordable Housing Units
- Studio: Ksh1 million
- Two-bedroom unit: Ksh2 million
These prices are set to be reviewed effective next month, forcing Kenyans to pay more.
Income Categories for Applicants
The Affordable Housing Programme currently categorises applicants by their monthly income, with different housing options available under each income band:
- Social housing — reserved for Kenyans earning up to Ksh19,999 per month
- Affordable housing — targets those earning between Ksh20,000 and Ksh149,999
- Affordable middle-class category — for applicants earning above Ksh150,000 per month
The government offers different unit sizes depending on household needs and income levels.
How to Apply
Under the current application process, applicants make a 5 per cent deposit towards their preferred unit before proceeding with the purchase in instalments.
Kenyans can apply through the Boma Yangu platform by:
- Accessing eCitizen and selecting the Boma Yangu tab
- Registering through the Boma Yangu website
- Using the USSD code *832#
Applicants are required to activate their Boma Yangu accounts with Ksh200, which is credited to their e-wallet, before completing their profiles and providing the required personal information and documentation.
After selecting their preferred unit and providing the required information, applicants can download, sign and upload the application form before submitting it for consideration by the Affordable Housing Board.
Growing Demand for Housing
The price review comes amid growing demand for the houses, with increased applications on the Boma Yangu platform leaving some home seekers unable to secure their preferred houses.
Just about two weeks ago, some residents in Mukuru Estate in Nairobi County raised concerns over the allocation of affordable housing units after some applicants discovered that their preferred units had been taken.
