Affordable Housing Prices Rise by Up to Ksh600,000 in New Government Revision

Kenyans seeking houses under the Affordable Housing Programme will now have to pay up to Ksh600,000 more after the government announced new unit prices.

In a statement on Thursday, October 1, the State Department for Housing revised prices that affect both Affordable Housing and Market Housing units across all projects, with the increases applying to new applications submitted from October 1.

According to the new pricing structure, Affordable Housing units have increased by 20 percent, while Market Housing units have gone up by 10 percent.

“The Affordable Housing Programme has revised house prices across the Affordable and Market housing typologies, effective October 1, 2026,” the State Department for Housing stated.

New Prices for Affordable Housing Units

Under the Affordable Housing typologies, the price of a studio apartment has increased by Ksh300,000 from Ksh1.5 million to Ksh1.8 million.

For one-bedroom units, the prices have increased from Ksh2 million to Ksh2.4 million, representing an increase of Ksh400,000.

Meanwhile, the two-bedroom apartment has increased by Ksh600,000 from Ksh3 million to Ksh3.6 million.

New Prices for Market-Rate Units

For Market-Rate Units, two-bedroom and three-bedroom units increased from Ksh3.6 million and Ksh4.8 million to Ksh3.96 million and Ksh5.28 million, respectively.

When the New Prices Take Effect

According to the Housing Department, the new prices will apply to new applications across all projects and take effect from midnight on Thursday.

“The revised prices apply to new applications across all projects from 1st October 2026,” it added.

This means that those who already applied using previous pricing structures will continue their payments according to the previous prices and will not be affected by the new prices.

What This Means for Home Seekers

The revision comes as the government pushes to deliver hundreds of thousands of affordable units across the country. For Kenyans who had been planning to apply, the new prices represent a significant increase — particularly for two-bedroom units, which have risen by Ksh600,000.

Prospective applicants who apply after October 1 will now pay the revised rates, while those who submitted applications before the deadline will retain the old pricing.
